Simplifile was founded in 2000 in Provo, Utah, with a mission to digitize land record submissions to county recorders. Starting with a single Utah county, the platform built out what became the nation's largest eRecording network. In 2019, Intercontinental Exchange (ICE) acquired Simplifile for $335 million, and it became part of ICE Mortgage Technology alongside Encompass and MERS. Today the platform supports eRecording in over 2,400 counties, covering more than 90% of the U.S. population, and has processed nearly 150 million land records.
Simplifile's core service lets settlement agents and lenders electronically prepare, upload, and submit documents to county recording jurisdictions. Once a county reviews and approves the submission, documents are processed, stamped, and officially recorded with no courier or paper handling required. Beyond eRecording, the platform includes mortgage-title collaboration tools, electronic signing and notarization support, and post-closing document management.
The platform serves a broad range of real estate professionals: title companies, settlement agents, lenders, and attorneys who handle closings. Its web-based interface requires no proprietary software installation, and the network's reach across thousands of counties means users rarely need to switch platforms for different jurisdictions. Integration with ICE Mortgage Technology's broader ecosystem — including Encompass — enables end-to-end digital mortgage workflows.
Simplifile's primary competitive advantage is network scale. With more than 2,400 participating counties and deep integration into the ICE Mortgage Technology stack, it holds a structural position that newer eRecording entrants cannot easily replicate. Its focus on reducing physical document handling and courier costs directly benefits high-volume title operations.
